PJIAE moves to bring non-aeronautical revenues up to par with regional standards.

pjiae28062012SIMPSON BAY:--- A recent study commissioned by the Princess Juliana International Airport operating company, PJIAE, concluded that the airport and the companies operating at the airport perform considerably less in terms of revenue generated from non-aeronautical sources than is the average norm regionally and internationally for an airport of its size.
Non-aeronautical sources of income include rentals, concessionaires, and food and beverage, and related areas.
The study by the firm NACO/InterVISTAS, with the approval of the Supervisory Board of Directors, pointed out that compared to airports of similar size in the region, the airport duty free shopping sales per departing passenger is low. This, according to the study, seems to be because the airport is impacted by the duty-free sales island-wide.
"In terms of airport revenue, SXM is performing average compared to larger airports in the region and substantially lower than global airports in different categories," the report stated, indicating that the "most obvious reason for the difference is the agreement on effective concession rates, which seems to be at the low end of the scale."
The study further stressed that in general, the average effective concession rates as percentage of gross revenue paid to the airport is low and not in consonance with the industry standard.
"Naturally, PJIAE wants to bring its non-aeronautical revenue in line with the industry standard, while partnering with the concessionaires so that they too could improve their performance," said Regina LaBega, managing director of PJIAE.
"In other words, if the concessionaires make money, PJIAE also will make money. That is what the partnership we are seeking is all about with the new strategy," said LaBega.
"One of the ideas we are working on is to make the airport a tax-free zone, which will give departing passengers an added incentive to shop at the airport," LaBega added.
She continued: "Following the recommendations of the study, and taking advantage of the fact that several of the contracts of the concessionaires would expire at the end of June, we had embarked on a series of discussions with the concessionaires, a number of whom are delinquent for a long period of time with their rent payments and other fees to PJIAE."
The managing director said the main thrust of the discussions was to ensure that the concessionaires were brought on board with regards to PJIAE's plans to implement a new strategy that would increase the bottom line for the companies operating at PJIA, while improving revenues for the airport as well.
"The current situation whereby several tenants owe PJIAE a total of over 20 million dollars is quite unsustainable for any company," LaBega stated.
"After six years of operating at the airport, it is evident that PJIAE has been more than lenient and understanding enough. In fact, the joke out there is that if you want to do business without paying rent, go to PJIA. No company worth its salt would condone such a huge accounts receivable for such a long time. It is a situation which management, and the Supervisory Board of Directors agree cannot continue any longer."
"What PJIAE is doing now is embarking on an improvement of the entire shopping area, with better layout, décor and lighting, which will make passengers more disposed to spend. For this to happen, we need a transition period, which has been discussed with the concessionaires," LaBega explained.
She said during the one-year transition period, the concessionaires that want to continue operating at the airport would be given an opportunity to remain there and even expand their product line.
"The Majority of our concessionaires and tenants have been exemplary in the way they have conducted their business with PJIAE. They are not in default with their rent and other payments and have maintained a high standard both in their products and services," said LaBega.
"Some of our concessionaires and tenants have already expressed their excitement at the potential and possibilities the new approach will offer them. We appreciate and thank them for their contribution to the success of PJIAE and look forward to continuing doing business with them for a long time," LaBega added.

    If the majority of concessionaires are paying as required, how is it possible for $20 million to be owed? That is a staggering amount! Which ones owe and how much each?
    To have allowed this sort of mismanagement is a betrayal of public trust, and should be prosecuted, this at a time when schools are decrepit and many people are out of work. We have allowed our prime a**ets to be controlled by a bunch of clowns in a circus. GEBE, the Harbor, and the list goes on!
    These companies are set up and become the piggy banks of the political appointees that are designated to manage them. Our money! I cry for St. Maarten, as we are being raped and then thrown in the sewer by the very people that we have trusted.
    Those that do this to us do not deserve to call themselves St. Maarteners. Criminals is what they are.
    How much longer will we pa**ively accept this type of behavior? To do so means that we condone it, and that will insure that our society will be riddled with corruption, like a wood house infested with termites. Though it may look good from the outside, you never really know when it will collapse on and around you.

    In St. Maarten we sleep and complain much more than we care to believe. We accommodate all and every statement publicly made by would be intelligent leaders of commerce and government, without every questioning its validity. Therein lies the challenge for a truly enlightened and emancipated people: question everything and accept most news releases with a grain of salt. Remember: it never is about you, the common man or woman. It's always about how someone else is to become rich with some some scheme to which you never objected in the first place.

    what she is talking about this issue is pure white lie, she is never at the airport office, she is always travelling and she does not know anything about airport.
    she never returned any calls and answer from her secretary always is we will have to get information from concerned department and you will be contacted which never happened since she took the position of airport director
    she never came to any meeting which were held by the airport management in her tenure of director airport, she never took a tour of the airport during the day time to see the departure hall and food court and the check-in counters at the airport
    infact she make appointments and have people waiting outside her office for hours and never shows up and not even a reason for not showing and she calls her secretary to pa** a message that she cannot make to the meeting after having waited for hours, is that respect to the tenants of airport, she is not even the lanlord of airport property.
    SHE DOES NOT KNOW THE SITUATION OF THE DAILY DAY TO DAY ACTIVITY AT THE AIRPORT BECAUSE SHE IS NEVER AT THE AIRPORT OFFICE, SHE IS TRAVELLING MOST OF THE TIME AND SHE HAVE TO GET INFORMATION FROM THE CONCERNED DEPARTMENT, SHE DOES NOT EVEN KNOW WHICH DEPARTMENT

    the good thing about Mr.Eugene Hodiday was he attended each and every meeting of the airport management and concessionaire as well and if you ask him today about the issues of the airport he can give you the detailed picture on the contratry if you ask our new director of airport Ms.Regina Labega, her answer is i will contact concerned department and will get back to you or the concerned department will get in touch with you.
    Ms.Labega has no capacity to take care of daily day to day activity of the airport and she has no capacity to slow any issues at the airport
    put some in the position of director who has background of running a business or is highly educated and highly capable of taking care of sensitive business of airport

    the amount of $20million is not from retail and food court concessionaire.
    if that is true, there are about 25 units operating at airport and she is saying that everyone owes close to $1million dollar then that is not true
    truly about $1.5million part of $20million is owed by retail and food court concessionaires, they should get on negotiation table and resolve the matter
    its not like that no concessionaire wants to pay to airport, the only matter is some consideration and need some time to pay off their debts to airport and renegotaition of terms and conditions of contract
    if you say it is partnership between airport and the business owners at airport then there should be solution to this problem instead of pointing fingures at each other
    instead of issuing termination letter, negotiate with the concessionaires and share the cake, if concessionaires make money they can pay their bills to airport and they will be able to repay their bank loans for the same business as well
    is there anyone at any of the departments with sense who is open for suggestion to this problem
    why are concessionaires have to suffer for others, the airline handling companies owe more than $10million, no action have been taken against them, no termination letters
    why always poor man have to suffer for rich man, poor is getting poorer and rich is getting richer in st.maarten
    instead of giving chance to others only few selected families have upper hand at airport, harbour and major projects on the island

    can someone from management can come out and speak and give clarification why bank is renegotiating their loan with the bank for lower interest rates
    for the same reason concessionaires want to renegotiate the terms of the contract
    there are concessionaires who have been with the airport since late 70's who have given all their energy to the old airport and new airport
